Spring AC Tune-Up Checklist for Northern Virginia Homes
The Best Time to Fix Your AC Is Before It Breaks
Every summer, we get calls from homeowners who skipped their spring tune-up and are now sitting in a 90-degree house waiting for an emergency visit. It happens every year, and it's almost always preventable. A professional AC tune-up in the spring catches worn parts, low refrigerant, electrical issues, and airflow problems before they turn into a mid-July emergency — when wait times are longest and repair costs run higher.
This checklist covers what a proper tune-up includes, what you can handle yourself, and what to expect from a professional HVAC maintenance visit. This article is part of our 2026 Annandale Cooling Guide.
Schedule Your Tune-Up
What You Can Do Before the Tech Arrives
These are simple tasks any homeowner can handle. Completing them before your professional tune-up makes the visit faster and more productive.
Replace the Air Filter
Swap in a fresh filter (MERV 8–11 is the sweet spot for most homes). If you haven't changed it since heating season, it's overdue.
Clear the Outdoor Unit
Remove leaves, branches, and debris. Trim back vegetation to at least two feet of clearance on all sides for proper airflow.
Inspect Vents and Registers
Make sure all supply and return vents are open, unblocked by furniture or rugs, and free of dust buildup.
Test the Thermostat
Switch from heat to cool and set it a few degrees below room temperature. Confirm the system kicks on and cold air comes through the vents.
Check the Drain Line
Locate the condensate drain near your indoor unit. Pour a cup of white vinegar down it to clear algae and prevent clogs during humid months.
Check the Breakers
Make sure both the indoor and outdoor unit breakers are on. A tripped breaker after a winter storm can sit unnoticed for months.
What a Pro Covers That You Can't
A professional spring tune-up goes well beyond filter changes and visual inspections. When Ava Air visits for a maintenance call, we check refrigerant levels and pressures, test electrical connections and capacitor health, clean evaporator and condenser coils, inspect and flush the drain system, verify blower motor performance, and run a full system performance test to measure temperature differential across the coils. These are the checks that catch a failing capacitor, a slow refrigerant leak, or a worn contactor before they strand you on a 100-degree Saturday.
Annual maintenance extends your system's lifespan, lowers energy costs, and keeps your manufacturer warranty intact. If you want year-round coverage, ask about our HVAC maintenance plans.
"Our technician was highly knowledgeable, thoroughly checked all of our heating and cooling units, and clearly explained what we needed to do to keep them running smoothly. Best of all, he arrived on time."

Timing Matters More Than You Think
In Northern Virginia, the window between the last cold snap and the first heat wave is narrow — usually March through early May. This is when HVAC contractors have the most availability, scheduling is flexible, and if your technician finds something that needs a part or a follow-up, there's time to handle it without you sweating through a 95-degree weekend. By June, every HVAC company in the area is running emergency calls back to back, and wait times stretch from hours to days. A spring tune-up puts you at the front of the line instead of the back.
"Third time I've used Ava Air. This service visit was as good as first two. Tech was on time, pleasant, explained what he was doing and why and then cleaned up before leaving. Highly recommend."
